House Painters in the Oakland Hills

Interior and exterior painting for hillside homes from Montclair and Piedmont Pines to Broadway Terrace, Hiller Highlands, and Skyline. We are an Oakland painting company that works in the hills constantly, and we know what the sun, the fog line, and a three-story downslope elevation do to a paint job.

Painting in the Hills Is a Different Job

Three things change the work up here: access, exposure, and the housing stock itself.

Access. Many hills homes present one story to the street and drop two or three stories down the slope behind. Painting those elevations takes scaffolding, extended ladders, and crews comfortable working on grade changes. It is the single biggest reason hills exteriors get quoted differently than flatland homes.

Exposure. Above the fog line, ridge and south-facing walls take significantly more UV than the flatlands, which fades and chalks lower-grade coatings within a few years. Shaded canyon sides hold moisture instead. The right product often differs from one elevation of the house to the next.

The housing stock. Mid-century post-and-beam homes, contemporaries with big glass and minimal trim, brown-shingle classics, and the large stock of early-1990s homes rebuilt after the 1991 firestorm. Each ages differently and each needs different prep.

Interior and Exterior Painting for Oakland Hills Homes

Every part of a hills home we paint, and the pages that cover each service in depth.

Exterior Painting

Exterior paint in the Oakland Hills takes more sun and weather than flatland homes, so prep is matched to hillside conditions: thorough scraping and sanding, dry rot repair on beam ends and trim, and premium fade-rated coatings on sun-beaten elevations. See our exterior painting services.

Interior Painting

Interior paint for Oakland Hills homes covers walls, ceilings, trim, and cabinets, including the tongue-and-groove ceilings and big unbroken walls common in mid-century houses up here, where roller technique shows. See our interior painting services.

Mid-Century and Post-and-Beam Homes

Grooved siding, exposed beams, and glass walls need a different approach than a traditional house. Our mid-century painting guide covers how we handle these homes.

Cabinet Refinishing

Kitchen and bathroom cabinet refinishing that delivers the new-kitchen look without replacement cost. See cabinet painting.

Surface Repair Before Paint

Stucco cracks, dry rot, failed caulking, and weathered wood repaired before any coating goes on. See surface restoration.

Decks and Outdoor Wood

Hills homes live outdoors. Deck staining, sealing, and fence work through our deck and fence services.

Hills Neighborhoods We Paint

From the Montclair village side to the ridge, we work across the Oakland Hills.

  • Montclair
  • Piedmont Pines
  • Broadway Terrace
  • Hiller Highlands
  • Claremont Hills
  • Upper Rockridge
  • Oakmore
  • Crestmont
  • Redwood Heights
  • Skyline
  • Shepherd Canyon
  • Joaquin Miller

Many upper Rockridge and Hiller Highlands homes date to the early-1990s rebuild after the 1991 firestorm, which means thirty-year-old original paint systems, builder-grade coatings at the end of their life, and wood trim that has taken three decades of ridge sun. These homes are some of the most rewarding repaints we do.

What Hills Conditions Do to Paint

Ridge sun – South and west elevations above the fog line fade and chalk fastest. We use UV-resistant, fade-rated products on these walls and often recommend one product tier up from what a flatland home needs.

Canyon shade and fog – Shaded canyon sides and north walls hold moisture, grow mildew, and need mildew treatment during prep plus breathable coatings that release moisture instead of trapping it.

Wood movement – Big day-to-night temperature swings make siding and trim expand and contract. Flexible, premium coatings move with the wood. Cheap paint cracks along every joint.

Fire-zone awareness – Much of the hills sits in a very high fire hazard zone. We keep prep debris contained and job sites clean in line with defensible-space practice, and we are happy to coordinate around vegetation and access work you have planned.

Oakland Hills Painting FAQs

Common questions from hills homeowners. If yours is not here, give us a call.

Exterior painting in the Oakland Hills typically runs $4,000 to $12,000, and hills homes often land in the upper half of that range because of hillside access, multi-story downslope elevations, and extra prep on sun-beaten surfaces. Interior painting runs about $3 to $7 per square foot. See our Oakland exterior painting cost guide for the full breakdown, and every project gets a free written estimate.

Sun-exposed hills homes often need repainting every 5 to 8 years, sooner than the East Bay average, because ridge UV breaks down coatings faster. Premium fade-rated products and thorough prep push that toward the longer end.

Yes. Hillside access is routine work for us: scaffolding, extended ladders, and crews experienced on homes that drop two or three stories below street level. Access is assessed during the free on-site estimate so the quote reflects the real scope.

Yes, constantly. The hills are full of mid-century homes with grooved siding, exposed beams, and glass walls, and they need different prep and masking than traditional houses. Our mid-century painting guide covers our approach in detail.

Homes built before 1978 may carry lead paint layers, which covers much of the pre-firestorm hills housing stock. We are an EPA Lead-Safe Certified Firm and follow lead-safe containment and cleanup practices on qualifying homes.
